For sellers

Preparing a Tahoe home to be seen properly.

Positioning, preparation, and a marketing process built around the specific property rather than a standard listing package.

A home here is bought for particular reasons — light, access, quiet, proximity to something specific. Selling well means making those reasons legible to the person they will matter to, and being straight about the rest.

What follows is the process. It is not a promise about price or timing, and any agent who offers you one before seeing the property is guessing.

How the process runs

  1. 01

    Walk the property first

Before any opinion about price or timing, the house gets looked at properly: condition, access, exposure, what is documented, what will need explaining to a buyer.

  2. 02

    Review the market evidence together

What has actually sold, what is competing with you now, and what the differences between those properties and yours really amount to. You see the evidence, not just a number.

  3. 03

Decide what is worth doing before listing

Some preparation returns more than it costs and some does not. The point of this step is to tell you which is which, including when the answer is to do nothing.

  4. 04

Build the marketing around the property

Photography, written material, and presentation shaped by what makes this specific home worth choosing — not a fill-in-the-blanks listing.

  5. 05

Manage the exposure and the feedback

Showings, buyer questions, and what the response is telling us. Adjustments come from evidence rather than from a fixed price-reduction schedule.

  6. 06

    Negotiate and close

Offers assessed on their whole shape, not just the headline. Then coordination through inspection, appraisal, and escrow so the deal you accepted is the deal that closes.

Ask what your options actually are.

A first conversation costs nothing and commits you to nothing. If the honest answer is that this is not the right time to sell, that is the answer you will get.
